Just a short 12-minute stroll from Kitaoji Station on the Subway Karasuma-line, this unrenovated Kyomachiya sits in a peaceful residential area with well-maintained roads and an open view that stretches out toward the distant Higashiyama mountains.
The home dates back to before 1945, making it a historical presence that has watched over the development of the Murasakino area since the early Showa period.

Stands with dignity, it boasts a wide frontage of approx. 5.75m facing Murasakino Kita-dori.
Upon entering, you’re welcomed by an interior entryway that offers practical space for rainy day preparations or even bicycle storage. The 1F features traditional Kyomachiya elements, including a soaring double-height ceiling “Hibukuro” and beautifully preserved Yamato-style ceilings. From the rear Tatami room, you can enjoy views of the garden with its stone lantern - a serene spot to appreciate the changing seasons. The layout allows for a pleasant, open line of sight from the front door to the garden at the back.
Upstairs, peeling back the ceiling boards reveals large wooden beams. A renovation could turn this into a unique and open living area, with the exposed beams creating a distinctively Kyomachiya atmosphere.
The traditional structure and spirit of this townhouse remain intact. By adding just the right touches, this home can be transformed into a comfortable and enduring space - whether as a residence, a second home, or even a hospitality investment such as a guesthouse.

Parts of the building have been partially dismantled, and the interior materials have been removed. You can now directly inspect the structure, including columns, beams, and foundations.
※Renovation is necessary for use, but many elements such as beams and pillars may be reused.

Living Like You're Staying
Have you ever wished you could live in a space that feels like a retreat? This renovation concept embraces that idea - creating a home that offers a daily escape from the ordinary.
Picture a bath area with the openness of an outdoor Onsen, or a central living space wrapped by gardens on three sides. It’s a home where you can enjoy extraordinary moments while going about your everyday life.
This property is located in a zone that allows for Minpaku guesthouse operations. As it is a traditional Kyomachiya, there’s also the potential for exemption from certain barrier-free regulations. This opens up the appealing option of operating it as a guesthouse while using it as a second home during your own visits to Kyoto.
※While the renovation plan complies with existing ordinances at the time of drafting, actual implementation may require further confirmation and cannot be guaranteed.

― Concept Image
The visual concept features a spacious, U-shaped garden surrounding the building, and a deep Engawa deck. Bringing the view of the outdoors into the interior space creates a sense of openness, allowing you to feel the changing seasons from within the home.
