Monthly vacation rentals "KyoTreat” is the service that combines vacant home maintenance service with rental management service. Since KyoTreat is not a “lodging facility” but a rental house, you are not required to obtain permissions for hotel business.   • 2. Smooth rental management and operations

    When we enter into a new contract with a tenant, we will have a meeting of about 30 minutes at the Hachise office, at which we provide information to the new tenant on appropriate use of the property, including cleaning and garbage disposal.
    We ask tenants to treat the property well and with good care as they do for their own home, and non-Japanese tenants are informed of relevant Japanese cultural traditions to ensure proper understanding and conformity.
    Furthermore, we promote to prospective tenants through various PR channels such as the Hachise's website and social media platforms. As a real estate business operating in Kyoto, Hachise attracts diverse customers from both domestic and international markets through our unique website, reaching those interested in experiencing relocation to Kyoto.

  • 3. Welcome back home, anytime!

    While we take care of the tenants, we also provide maintenance every 1.5month at a time in case the property is not occupied.
    Even owners living far away can feel at ease about keeping their property clean, tidy, and ready for its owner to return anytime.

How to Start

Signing contract at Hachise's office
4. Webpage Preparation for Property Listing
3 to 4 weeks required to create a webpage and photo shooting.
5. Property and Site Preparation
We will help to prepare for all the neccesary equipements & appliances.
6. Operation Started
Release of property webpage and start accepting reservations.

Notices for joining KyoTreat service

♦ Eligible conditions
Eligible properties are limited to those located within Kyoto city, purchased from and renovated by Hachise.
*Generally, the area extends from Kitayama St. in the north to the Kyoto Station-south area (Kujo St.) in the south, Nishioji St. in the west, and within Higashiyama Ward in the east.
However, there may be cases where we cannot accept properties depending on the conditions. Please contact us for more details.
♦ Preparation (furniture, electronic appliances, fixtures, etc.)
In general, we ask that the owner furnish the property as well as install electronics and fixtures on the property for use by the tenant, but you can also order it to our subcontracting interior coordinator.
♦ Owner’s use
Owners can stay at the property anytime he/she wants by contacting Hachise in advance. However, if a reservation has already been made, the reservation will be given priority.
♦ Costs and fees required
1) an initial fee,
2) a deposit, and
3) an operations and management fee

♦ Rent
Hachise will recommend a rent amount, but owners reserve the right to make the final decision.
♦ Remittance of rental incomes to owners
Remittance from Hachise will be done once a year around mid-February.
we will remit the rental income of the previous year (January to December) to the owner with the statement of income and expenses after subtracting the actual operation cost.

♦ Cancellation
The owner may notify Hachise that they wish to cancel the subcription of the service three months prior to the desired cancellation date. However, if a reservation has been made, the contract/service will continue through the end date of the reservation period.
♦ About KyoTreat Tenants
Many of our tenants use the properties as a sightseeing and/or business base (including for academic meetings, extended business trips, etc.).
